Before you write off a new metal roof as being too expensive, read this article, it might save you a lot of money. Price is the bottom line for most people when deciding what type of roofing system they will have installed on their homes. What most people do not factor in when considering the cost of a new roof, is how long the roof is going to really last, and how much will it cost to replace the roof in the future. After all, the cost of asphalt based roofing shingles are consistently rising because they are a  petroleum product. In fact the asphalt roofing or shingle industry follows the same pattern as the gasoline industry. That is why metal roofing  has become very popular for residential use in the last decade. Here in Tacoma, Puyallup, Kent and the surrounding cities we have seen the metal roofing trend pick up incredibly in the last 10 years.

The cost of asphalt roofing vs. metal roofing:

The actual roof life of a shingle is determined by the weather conditions, proper installation and roof maintenance. Depending on what type of composite or architectural roofing shingle you choose, your roof can last between 12-27 years. A new metal roof, when properly installed can last well beyond 50 years. If you consider those timelines you will see that an asphalt roof will need to be replaced 2-3 times if not more, before a metal roof will need replacing. Calculating the cost of your re-roof should be examined beyond your immediate need if possible. If you are going to live in your home for a long period of time, or the house is an investment like a rental, you will pay up to 3-5 times more re-roofing with composition type roofing shingles.

Metal is not only superior in its protection of your home, it truly is the economical route of re-roofing when considering “the long run”. Good financial decisions are never made looking at your immediate need, this principal applies to roofing your home as well.

At Chase Construction North West, Inc we love to improve the lives of our customers. Because of this, we take our installation of Tam Industries Skylights and Velux Sun Tunnels seriously. After all, your happiness is our reason for being in business!

Recently, our expert roofing technicians were called out to a home in the Edgewood-Puyallup area. The resident’s home was being completely remodeled, including the addition of two new skylights. This skylight installation was meaningful because we installed it into a GAF Grand Canyon roofing system. We are certified as 1 of 15 GAF Master Elite roofing contractors in Washington State. The Grand Canyon roofing shingle is GAF’s heavyweight premium designer shingle.  It was important to pay attention to details due to the intricate detail and pattern of the Grand Canyon shingle.

As you will see in the video below, the skylight opening had already been prepared on the inside of the home. The drywall was hung, taped and primed meaning that we had to cut our hole perfectly otherwise we would mess up the work already performed. Of course, it went well.

In addition, the installation video shows critical steps to properly waterproofing a skylight being installed into a roofing system. You will see that we wrap a peel-and-stick leak barrier membrane around the entire skylight curb. This is done to prevent a leaking roof or skylight in this Puyallup-Edgewood home. It’s also critical to properly surround the skylights with metal roof flashing including: Step flashing, pan metal and roof-to-wall flashing. The color of the flashing should match the color pattern of the roofing shingle. Lastly you will see that the roofing shingles need to be properly “fed” back into the roofing system around the skylight. This is important, and if not done properly, can compromise the weatherproofing capability of the roof and it’s appearance.

One of our favorite things about doing these local skylight or Sun Tunnel installs is getting the before and after photos. You will see a clear difference in the two photos at the end of the video as we showcase the difference in natural light that our skylights let into this Puyallup-Edgewood home.

Basic Protection: 3 Tab Roofing Shingles:

3 tab roofing shingles are the economical solution to roofing projects. The cost is lower and often that is a determining factor when a homeowner is choosing a new roofing system. 3 tab roofing shingles are typically 3 feet long, and made of 3 square tabs of equal proportion. They lay very flat on the roof and come in a great variety of colors. Depending on the manufacturer of the shingle they can carry anywhere from a 20 to a 30 year limited warranty, and a 60-70 mph wind rating. The actual roof life of a 3 tab shingle can vary from 10-13 years. 3 tab shingles are not highly recommended in areas that have very high winds or sever snow loads. If you are considering using 3 tab shingles check with your home owners association before roofing as often they are not acceptable to neighborhood codes. These shingles are adequate for weather zones like Puyallup and Tacoma, Washington. Suggested manufacturers of 3 tab shingles: GAF’s Royal Sovereign or IKO’s Marathon 3 tab shingle.

Architectural Laminate/Composite Roofing Shingles:

Architectural laminate shingles are the most popular type of roofing shingles in Puyallup and many other areas today. They have a fiberglass matt covered in asphalt and coated with special colored granules.  The biggest difference you will see when comparing these to 3 tab shingles is the thickness of the shingle. Architectural laminates are often called high definition due to the thickness and coloring patterns. They are also designed to more accurately reflect a natural wood shake roof. The warranties on the architectural laminate shingles as of 2011 are now almost all limited lifetime. In laymen’s terms a 50 year limited warranty on material with a non-prorated portion of either 10-15 years depending on the manufacturer. The true roof life of these shingles is approximately 17-25 years depending on weather, installation and the type of roofing system you use. Its been our common practice especially in 2011 to install a complete roofing system on our Puyallup re-roofs so our customers can get maximum roof life and upgraded warranties on their homes. GAF’s Timberline HD has been the number 1 selling architectural laminate shingle for many years. Other architectural laminate styles also include CertainTeed’s Landmark and IKO’s Cambridge shingles.

Premium Designer roofing shingles are the “best of class” for a roofing project in Puyallup, Washington. The statement you get what you pay for really comes into play here. Premium designer shingles have many layers and are by far the heaviest shingle you can purchase. Their thickness and definition trumps the look of both 3 tab and standard architectural laminate shingles. The wind rating on the designer shingles is 130 mph with a 50 year limited warranty. The true roof life of the designer or presidential style shingles is approximately 35 years. Installation of these shingles will actually increase the value of your home. Shingles like the GAF Grand Canyon or Grand Sequoia, IKO’s Armourshake, or CertainTeed’s Presidential shingle are the most popular choice when replacing a real wood shake roof. They most accurately duplicate the authenticity of the wood shake look.
